I was working with a wonderful young couple who were getting ready to buy their very first home. They had two little ones, so of course, things like having a great school nearby and a safe place to play were at the top of their list.
When we sat down to really look at the numbers and what they wanted for their family's future, we realized that by shifting our focus just 30 or 40 minutes north to the City of Barrie, their budget didn't just go further, it opened up a whole new world of options. Suddenly, they weren't just looking at 'what they could afford,' they were looking at the kind of real, spacious home they had always dreamed of raising their kids in.
I kept my eyes peeled for them every day, and then I found it. It was the absolute perfect home at a price that actually made sense for their budget.
It was a solid, three-bedroom brick home, but the real 'wow' factor was the location. The backyard backed right onto a beautiful, private park, and it was just steps away from a great school. I called the listing agent to get more info. I could tell right away from her casual manner that there was already real interest in this home. I knew we had to move quickly to make sure my clients didn't miss out.
I called them both at work and told them, 'I found it. We need to go now.' Only the husband could get away for an extended lunch hour, and the wife wasn't going to be able to see it at all that day. After talking it over, they both decided that he should head up on his own to take the first look.
I drove up with the husband, and the moment we stepped inside, he knew. He absolutely fell in love with it, especially the park out back and how close it was to the school. He called his wife right then and told her, 'This really is the one. We need to put an offer in now.' It was a huge decision, but she trusted him and she trusted my gut. She agreed to put in an offer that afternoon without even seeing the house in person.
I negotiated the deal, and we got it accepted that night! She was able to see the home during the conditional period, and of course, she loved it. Everything went smoothly, and a great young family finally had the perfect place to grow. Watching them stand in that backyard by the park, I knew this wasn't just a house, it was the beginning of a whole new chapter for this young family.
With a little extra work on my part I was able to change their future.
